Hi, I've owned a very successful & profitable café/shop in Northumberland for the last 8 years but for health reasons, I'm potentially looking to sell.
The business has 2 revenue streams - café income & rent from 60 rental areas run on a 'shop within a shop' basis (this income is VAT exempt).
Due to my deteriorating health with an ongoing progressive condition, I'm gently putting out feelers to see if anyone is interested in purchasing the business.
Further details will happily be provided with direct contact.
Thank you.

Sorry to hear health is forcing the timing. If you’re selling a café plus “shop-within-a-shop” rental pitches, it’s worth getting the basics tidy so buyers can move quickly and you protect the price.

  • Prepare a simple info pack: last 3 years’ accounts, current YTD, split of café vs rental income, pitch agreements, occupancy %, rent roll, and key supplier/staff info.
  • Clarify VAT position: café is standard-rated; pitch rents are usually exempt, but buyers will want to see how you’ve treated mixed supplies and partial exemption.
  • Check the property basis: lease terms, assignment rights, rent review dates, and whether landlord consent is needed.
  • Consider a broker (or discreet off-market sale) and an NDA before sharing figures.

If you share whether it’s Ltd or sole trader, and freehold vs leasehold, people can give more targeted pointers.
