Hi, can you please help to understand this part of our lease. The question is who paying the the boiler replacement? Thank you

4. LANDLORD'S COVENANTS
The Landlord COVENANTS with the Tenant:-
4.1 Quiet Enjoyment That the Tenant paying the rents reserved by this Lease and performing and observing the several covenants conditions and agreements contained in this Lease and on the Tenant's part to be paid performed and observed shall and may peaceably and quietly hold and enjoy the Property during the Term without any lawful interruption or disturbance from or by the Landlord or any person claiming under or in trust for the Landlord
4.2 Insurance
4.2.1 Unless the insurance shall be vitiated by any act or default of or permitted by the Tenant or its subtenants or its or their servants agents or licensees respectively to insure and keep insured:-
4.2.1.1 the Property and all the Landlord's fixtures (which for the avoidance of doubt shall include boilers and Conducting Media) against loss or damage by Insured Risks in a sum not less than the full cost of reinstatement to be determined from time to time by the Landlord acting bona fide
4.2.1.2 Architects' and other fees and any other costs in relation to the reinstatement of the Property for a minimum sum of fifteen per cent of the amount insured and
