On the 1st of May, The Power Lunch Club, Scottish Business Forums and Easy PC Scotland, will be moving into the Leith Business Exchange together and we have space for two more (possibly just one more business to join us).

I have taken an office in the Leith Business Exchange that comfortably sits 5 people.

The offer I have for some businesses is this....a desk in our shared office

YOU CAN LITERALLY TURN UP WITH LAPTOP OR PC AND GO!!

Included are:-

  • Rates, building and water
  • Electricity,
  • Wireless Broadband/internet
  • Staffed reception
  • Public Liability Insurance
  • All office furniture, (Desks, chairs, pedestals, and filling cabinet)
  • Free access to a 12 person meeting room
  • Free access to all breakout area for informal meetings

I have secured a deal per desk in our office at £187.50 + VAT (£215.63) per month. (Payable quarterly in advance).

As well as being a self contained office space, the building has a state of the art security system, and to get into the business exchange you have to come through 2 security door and you will also be issued with an alarm fob when entering or leaving the building.

This is a great opportunity to be with other businesses who can both support you and is an extremely economical way of working from an office.

I am very *very* jealous!! That would suit me down to the ground and is a brilliant price!!

... I think the 360 mile round trip and 8 hours travelling time per day might me rule me out of this one!! :(

This is exactly the kind of facility/service that a lot of small businesses in the north are crying out for - maybe one day the local council or local enterprise will realise!! :(

Well done lads, next time I'm down the road I expect a coffee and a tour!

The coffee is on...but you know what Stuart is like with biscuits...he may have snaffled them all.

I've also just bought an HP LaserJet 1320n for the office - so we can print out naughty pictures! Only in black and white though, mind!:)

Gordon - I think your being a little harsh on Moray Council they are offering facilities like this in Keith for about £200 a desk, not that far from Elgin and looks like a good space too. (Commercial and Residential Properties and Plots for Sale/Lease)

Alternatively if there is sufficient demand why not set a business centre up - rent an office, bit of decoration, a few desks, a decent internet connection - you may make a tidy profit.

I can see what your saying, and the idea of a business centre has crossed my mind. There are two major hurdles on that front, first I don't have the kind of capital that would be required (I imagine),and secondly there is a severe shortage of suitable commercial property around - what is available is overpriced for what you get.

As far as the Keith unit goes the actual office space would be great, there is an identicle unit just a few hundred yards from me in Lossiemouth plus the same unit again in Elgin and I think one out Buckie way also. The problem is that demand outstrips supply by a long way, there has not been an available unit locally for well over two years. Keith is just a bit too far from anywhere, including my house. It would be a 45 mile round trip a day, taking probably about an hour and a half out my day! That defeats the purpose of an affordable office, especially when you factor in cutomer visits through in Nairn or Inverness.

If there is anybody (or anybody you know) in the Elgin/Lossiemouth/Moray area that knows of some available shared office space, or would be interested in finding some shared office space please get in touch. I would be delighted to front a project similar to my namesake in Edinburgh! :)

( have you thought about a commercial property feature for the forums?? - Just a thought!)
