So, as I mentioned in my intro many moons ago, I am looking to move from being an itinerant yoga teacher (hiring church and community halls for classes) to opening a Yoga studio. I am thinking in terms of about a 5-year lease, to let me invest in alterations to the property without losing out if I decide to move on thereafter or expand.
I am told by all and sundry that it is a great time to get a bargain in terms of leases for property, though when I check through property prices online I see no discernable difference from when I looked 6 months ago (when this recession was just a credit crunch lol). From what I read online the situation is bleak in commercial property, one report saying there are 10 properties for every business searching.
Negotiation isn't my strength, so I was wondering if anyone here has an insight into the property situation and could let me know who I should proceed? Are the property prices shown in ads likely to be very negotiable right now? If so, what is a reasonable place for me to start offering? Are there great deals to be made, such as rent-free periods or large discounts?
I realise the bottom line answer is "it depends", but am wondering just how to proceed in general. Am also wondering if there is any value in me contacting some sort of agent (does such exist) to find a property for me and negotiate a lease, or is this unlikely to save me money?
